Several of those facts show up in real quotes. A student's car parked near campus, a 1950s house east of downtown and a rental on the north side all raise different questions, so we start by asking how your household really lives and drives here.

What insurance do most Turlock households need?

Short answer

Nearly every household needs car insurance plus either a homeowners or a renters policy. Landlords need a separate policy for each rental, and anyone running a business, even a booth at the fair, should look at liability coverage.

  • Cars: liability, uninsured motorist and damage to your own car, for commuters, students and new teen drivers. Local details are on our Turlock car insurance page.
  • Homes: the house, your belongings and your liability, from older central homes to newer north-side builds. See home insurance in Turlock.
  • Renters: belongings and liability for apartments, duplexes and campus housing through renters insurance.
  • Rental owners: a landlord insurance policy covers the building and your liability as the owner, not the tenant's things.
  • Small businesses: general liability, commercial auto and workers' comp through our business insurance options.
  • Cars plus a house: a home and auto bundle puts both policies with one company and may lower the combined price, depending on the carrier.

What should Turlock drivers know before buying a policy?

Short answer

California prices car insurance mainly on your driving record, your annual miles and your years of driving experience. Around here, the practical concerns are Highway 99, winter tule fog and rural roads through irrigated farmland.

Highway 99 was finished past the city in the 1970s and skirts the older part of town. Golden State Boulevard still follows the old highway route, and Monte Vista Avenue connects the Stanislaus State side of town to the freeway.

Fog season usually starts in November and can hang on into February. Chain-reaction crashes in fog can involve several cars at once, which is one reason we usually suggest liability limits well above the state minimum.

Miles matter here

Annual mileage is the second factor on California's list. If your commute changes, say from a job in town to one in Modesto or Merced, tell your carrier so the policy is rated on how you actually drive. Our California car insurance guide explains the other factors.

How do Turlock neighborhoods differ for home insurance?

Short answer

Age is the big divide. In the census tract that runs east from downtown, the median home was built in 1953, while the tracts between Christoffersen Parkway and Taylor Road have median build years of 2001 to 2004, and carriers ask different questions about each.

For an older house, expect questions about the roof, the electrical panel, the plumbing and any updates you've made. For a newer one, the focus shifts to rebuilding cost, which climbs with square footage and finishes. Our California home insurance page walks through each part of a policy.

Two gaps apply to every home in town: standard policies leave out earthquake and flood. Federal rules don't require flood insurance in Zone X, but a mortgage lender still can, and earthquake insurance is always a separate policy.

Do Stanislaus State students need renters insurance?

Short answer

It isn't required for campus housing, but Stanislaus State's housing office strongly encourages it. A renters policy can pay to replace belongings after a covered loss such as theft or fire, and it usually includes personal liability.

The university spells this out on its housing forms and policies page (opens in a new tab). Students who live off campus in apartments or shared houses need their own policy too, because the landlord's insurance covers the building, not the people renting it.

A parent's homeowners policy may extend some coverage to a student living away at school, often with a lower limit. Check that before buying a separate policy. We're glad to look over the parent's policy with you.

Own a rental near campus?

A house you rent to students needs a landlord policy, not a homeowners policy. Carriers we can quote for rental property insurance include Steadily and Obie.

What do Turlock small businesses and fair vendors need?

Short answer

Most start with general liability. The Stanislaus County Fair has vendors submit insurance documents by its deadlines and posts a sample certificate of liability insurance, and commercial landlords and general contractors often ask for the same proof.

We can quote small business coverage through NEXT, including general liability, commercial auto and workers' compensation. Trades can start with our contractor insurance page.

Working farms and dairies are a different case. Farm operations usually need a specialty farm policy, so tell us up front if your property includes livestock, crops or farm equipment, and we'll be honest about whether we can place it.

Still have a question?

Talk to a licensed agent at the Valencia office.

(818) 909-7486

Mon to Fri, 9 AM to 4 PM

Do I need to visit your Valencia office to buy insurance for my Turlock home or car?

No. Quotes, applications, signatures and policy documents all happen by phone, email and e-signature. You can call us, or fill out the quote form and we'll call you. Once you pick an option, you sign electronically and get your documents and ID cards by email. The office is about 265 miles away, and you never need to make that drive.

Is renters insurance required at Stanislaus State?

No. Stanislaus State Housing does not require renters insurance, but it strongly encourages residents to buy it. A renters policy can pay to replace things like a laptop, a bike or clothes after a covered theft or fire, and it usually includes personal liability. Off-campus renters should carry their own policy too, since a landlord's insurance doesn't cover tenants' belongings.

Do you also insure people in Denair, Keyes, Hilmar and Delhi?

Yes. We're licensed throughout California, so nearby towns work the same way: phone, email and e-signature. Rural addresses can change a quote, though. For a home in the country, carriers look at the distance to the nearest fire station and hydrant, and acreage, barns or animals can change which policy fits. Tell us what's on the property and we'll sort out the options.

Which insurance companies can you quote in Turlock?

30 in all, including Mercury Insurance, Travelers, Bristol West, Steadily, Obie and NEXT. Mercury and Travelers write car and home insurance, Bristol West focuses on drivers with tickets, accidents or an SR-22, Steadily and Obie insure rental properties, and NEXT writes small business coverage. Each company decides on its own whether to accept a policy, so we usually quote more than one.

Can you insure a house I rent to students near Stanislaus State?

Yes. A rental house needs a landlord policy, sometimes called a dwelling fire policy, instead of a homeowners policy. It covers the building and your liability as the owner, and it can include lost rent after a covered loss, depending on the policy. Carriers we can quote for rentals in town include Steadily and Obie. Your tenants still need renters insurance for their own things.

How quickly will someone get back to me?

Usually within the hour on weekdays between 9 and 4. Dolores or Brian will call you back, not a call center. If you reach out in the evening or on a weekend, expect a call the next business morning. Quotes are free, and there's no obligation to buy anything.
