Served from Valencia

About 280 miles north of our Valencia office by I-5 and Highway 99.

Phone, email and e-signature. No office visit needed.

At a glance

  • Valencia is the one office we have, so Modesto clients get quotes, sign policies and make changes by phone, email and e-signature, and nobody has to drive anywhere.
  • Cars: Bristol West, Mercury Insurance or Travelers. Homes: Mercury or Travelers. Rentals: Steadily or Obie. Small business: NEXT. These are some of the 30 insurance companies we work with, and each makes its own underwriting decision.
  • Homeowners policies leave out flood and earthquake. Near the Tuolumne River or Dry Creek, a separate flood policy is worth pricing, and FEMA says a new NFIP policy typically takes 30 days to start.
  • California raised its minimum car liability limits to 30/60/15 for policies issued or renewed starting January 1, 2025.
  • Quote requests that arrive Monday to Friday, 9 to 4, usually get a call back from Brian or Dolores within the hour. After hours, expect a call the next business morning.

Can an agency 280 miles away really handle your Modesto policies?

Short answer

Yes. Everything runs by phone, email and e-signature: we collect your details on a call, compare carriers, email the quotes side by side, and you sign on your phone.

Nearly everything in insurance is paperwork that travels well by email: declarations pages, license numbers, photos of a roof, the ID cards in your glove box. Here's how each step works from a distance.

  • Quote requests: use the online quote form or call (818) 909-7486.
  • Questions: email brian@irianainsurance.com or dolores@irianainsurance.com, or pick up the phone.
  • Signing: applications go out for e-signature, so you can sign from wherever you are.
  • Changes later: adding a car, switching lenders or updating an address takes one call or one email.

We're licensed in California only, and that license covers every address in Stanislaus County. If you'd like to know who you'll be talking to first, our about page introduces Brian and Dolores.

What should Modesto drivers look at in a car policy?

Short answer

Start with your liability limits and your annual mileage. Highway 99 runs straight through town, many valley residents drive to Bay Area jobs over the Altamont Pass, and thick tule fog settles over the valley on many winter nights, so the 30/60/15 state minimum is a thin cushion for any household with a home or savings to protect.

Your driving record, annual mileage and years behind the wheel are the three factors Proposition 103 puts first in California car rates, according to the California Department of Insurance (opens in a new tab). Mileage is where local households differ most: downtown to Pleasanton is about 57 miles each way, while plenty of people never leave town.

Our page on car insurance in Modesto goes deeper on the commute, fog season and the busy Highway 99 interchanges, and our guide to car insurance in California explains each coverage. If the DMV is requiring an SR-22 (common after a DUI or a license suspension), read about SR-22 filings; Bristol West is one carrier we can quote for them.

The town also has a car culture all its own. Lucasfilm says George Lucas drew on his youth here for American Graffiti, and every June Graffiti Summer brings the classics out. If yours only leaves the garage for cruise nights and shows, look at classic car insurance instead of a standard auto policy.

What shapes home insurance for a Modesto house?

Short answer

Mostly the age and condition of the house, the trees around it, and how close it sits to the Tuolumne River or Dry Creek. A bungalow near Graceada Park and a newer home in Village One can get very different answers from the same carrier.

Many blocks near Graceada Park, in the College Area and in La Loma were subdivided between 1907 and the early 1950s, according to historic tract maps collected by the Modesto Art Museum. Village One on the northeast side came decades later, planned in the 1990s. Older homes get questions about the roof, wiring and plumbing; newer ones mostly need the right rebuild limit.

Two exclusions catch people off guard. Flood isn't part of a homeowners policy, and the Tuolumne has caused trouble before: in March 2023, officials ordered evacuations along River Road as the river neared flood stage. Earthquake isn't covered either, and our earthquake insurance page explains how separate quake policies work.

The full picture, including tree damage and rebuild costs for a 1930s house, is on our Modesto home insurance page, and homeowners insurance in California covers the basics. Already holding a non-renewal letter? Read what to do after a home insurance non-renewal.

What do renters and landlords each need?

Short answer

A renter needs a renters policy for belongings and personal liability. A landlord needs a landlord (dwelling) policy on the rental itself, because a homeowners policy assumes the owner lives there.

Your landlord's insurance covers the building, not your couch, laptop or bike. A renters policy covers your belongings and your liability if a guest gets hurt, and it often helps pay for a place to stay if a fire makes the unit unlivable.

A single-family rental or a duplex belongs on a landlord insurance policy, and Steadily and Obie, two carriers that focus on rental property, are among the ones we quote for it. A landlord policy can cover the building, lost rent after a covered loss, and your liability as the owner.

What business insurance can we quote for a local company?

Short answer

Most small businesses start with general liability or a business owner's policy (BOP), then add workers' compensation, commercial auto or contractor coverage as they grow. NEXT Insurance is one carrier we can quote for all of it, and we explain each part in plain English.

Start with our overview of business insurance in California, or call and tell us what the business does. We'll ask about payroll, vehicles and the kind of work you take on, then quote what fits.

Do we cover the towns around Modesto, too?

Short answer

Yes. Our license covers all of California, so Salida, Riverbank, Ceres, Oakdale and the rest of Stanislaus County are as easy for us as a downtown address.

  • In town: downtown, the College Area near Modesto Junior College's East Campus, La Loma, the streets around Graceada Park, and Village One.
  • North and east: Salida, Del Rio, Riverbank, Oakdale, Empire, Waterford and Hughson.
  • South and west: Ceres and Patterson.
  • Across the county line: Ripon and Escalon in San Joaquin County.

Turlock, about 14 miles down Highway 99, has its own page: see insurance in Turlock. The process there is the same as here, from the first call to the e-signature.

Why use an independent agent instead of calling one insurance company?

Short answer

Because one conversation gets you prices from several carriers. A captive agent sells one company's policies, while we can quote Mercury, Travelers, Bristol West and others, then tell you plainly how the options differ.

It also gives you one place to call when life changes. Mercury Insurance is usually our first quote for car and home customers (see our Mercury Insurance agent page), and pricing two cars and a house together as a home and auto bundle lets you compare the package with separate policies.

If you want the longer version, we wrote up the difference between independent and captive insurance agents. Here's how one client put it in a Google review:

“Small family owned agency, I've always had a smooth process.”

Still have a question?

Talk to a licensed agent at the Valencia office.

Does Iriana Insurance have an office in Modesto?

No. Our one office is in Valencia (Santa Clarita), roughly 280 miles south of Modesto. We work with Stanislaus County clients over the phone, by email and through e-signature, from the first quote to a change halfway through the policy term. You will never be asked to come in, and nothing about the policy depends on a visit.

How do I get an insurance quote from you if I live in Modesto?

Use the online quote form or call (818) 909-7486, Monday through Friday from 9 to 4. Have your current declarations page ready, plus license numbers for every driver in the house and your vehicle identification numbers. For a home quote, the year the house was built and the age of the roof help a lot. We email the options and you sign online.

Do I need flood insurance for a home in Modesto?

It depends on where the house sits. Homeowners policies don't cover flood, and low areas near the Tuolumne River and Dry Creek have flooded or been evacuated during high water, including in 1997 and in March 2023. Look up your address on FEMA's flood maps, and remember that a new NFIP policy usually takes 30 days to start, so decide before the rainy season.

Which insurance companies can you quote?

30 in all. The ones you may know include Mercury Insurance and Travelers for cars and homes, Bristol West for drivers who need an SR-22 or have a rough record, Steadily and Obie for rental property, and NEXT for small businesses. Each carrier decides whether to accept a policy based on its own underwriting, so we quote more than one at a time and show you which ones will write it.

Can you insure a classic car I show during Graffiti Summer?

Ask us. A car that mostly goes to cruise nights and the June car shows may fit a collector car policy better than a standard auto policy. Collector policies usually insure the car for an agreed value, meaning a number you and the insurer settle on up front, and they come with rules about how often it is driven and where it is stored. Tell us about the car and we'll check what's available.

What if my home insurance company sent me a non-renewal notice?

Call us before the policy ends. A non-renewal notice gives you time to shop, and we check the carriers we work with to see who will write the house. If the standard market says no, some homeowners fall back on the California FAIR Plan plus a difference-in-conditions (DIC) policy, which adds coverage the FAIR Plan leaves out. Our California FAIR Plan guide explains how that works.
