An Independent Insurance Agency for Orange County, CA

Orange County

Served from Valencia

About 60 to 75 miles southeast of the Valencia office on I-5 (roughly 63 miles to Anaheim, 68 to Santa Ana and 76 to Irvine), with south county cities such as Mission Viejo a little farther.

Phone, email and e-signature. No office visit needed.

At a glance

  • We're an independent agency licensed in California (agency license #0D44425). We work with 30 insurance companies, including Mercury Insurance, Travelers, Bristol West, Steadily, Obie and NEXT, and each carrier makes its own underwriting decision.
  • Our only office is in Valencia, about 60 to 75 miles up I-5 from most Orange County cities. Quotes, signatures and policy changes all happen by phone, email and e-signature.
  • We can quote cars, homes, condos, rentals and small businesses in all 34 cities of the county and in unincorporated areas such as Ladera Ranch and Coto de Caza.
  • Homeowners and condo policies don't cover earthquake or flood. With the Newport-Inglewood fault and mapped coastal flood zones in the county, both deserve a separate look.
  • California requires workers' compensation for any business with one or more employees (Labor Code section 3700). We quote it alongside general liability and commercial auto.

How does a Valencia agency take care of Orange County clients?

Short answer

Remotely. We collect your details by phone or through the quote form, compare the carriers that fit, and send the policy for e-signature, so nobody has to drive the 60 to 75 miles between our office and your home.

From our office on Avenue Stanford, I-5 runs south through the San Fernando Valley and past downtown Los Angeles, then continues as the Santa Ana Freeway into the county. It's roughly 63 miles to Anaheim, 68 to Santa Ana and 76 to Irvine, and farther still to Mission Viejo or San Clemente. That distance is why our process runs without office visits.

What should Orange County drivers check on their car policy?

Short answer

Three things: liability limits above the state minimum of 30/60/15, collision and comprehensive on any car you lease or finance, and an annual mileage figure that matches your real commute.

Daily driving here runs on the 5, the 405, the 55 and the 91, plus The Toll Roads (the 73, 133, 241 and 261) and the 405 and 91 Express Lanes. Under Proposition 103, California insurers have to base car rates mainly on your driving record, your yearly mileage and your years behind the wheel, so a longer commute or a new hybrid work schedule can move your quote.

Our page on auto insurance in Orange County covers gap coverage for leased cars and what pays when a wildfire reaches a parked car. Statewide rules are on our car insurance in California page, and drivers who need a DMV filing can start with SR-22 insurance. Own a house or condo too? A home and auto bundle keeps both with one carrier.

What makes home insurance in Orange County different?

Short answer

The range of housing. An HOA condo, a canyon house next to open brush and a home by the harbor in a FEMA flood zone each need a different setup, and none of them comes with earthquake or flood coverage built in.

  • Condos and townhomes: the HOA's master policy covers the building and common areas as your CC&Rs describe. Your own HO-6 policy covers the interior, your belongings and your liability, plus loss assessment (your share when the HOA bills owners after a covered loss). See our condo insurance page.
  • Canyon and foothill homes: wildfire is the central question in Silverado, Modjeska and Trabuco canyons, in Anaheim Hills and along the open space beside the 241. If standard carriers say no, the California FAIR Plan is the state's fallback.
  • Homes near the coast: parts of Newport Beach and other low-lying coastal areas are mapped in FEMA flood zones. Homeowners policies generally exclude flood, so it takes a separate policy.
  • Earthquake: the Newport-Inglewood fault runs near the coast past Seal Beach, Huntington Beach, Costa Mesa and Newport Beach. Coverage comes from a separate earthquake insurance policy.

Our Orange County home insurance page covers the recent fires, HOA paperwork and flood rules in more depth, and our homeowners insurance in California page explains the standard policy.

Do you insure Orange County renters and rental properties?

Short answer

Yes. Tenants can get renters insurance for their belongings and liability, and owners who rent out a house or condo can get a landlord policy through carriers such as Steadily and Obie.

A landlord policy isn't a homeowners policy with a different name. It insures the building and your liability as the owner, and it can include lost rent after a covered loss, but it doesn't cover the tenant's things. Tenants need their own renters insurance for that.

If you own a rental in the county but live somewhere else in California, that's fine; the policy is written for the property's address. Details are on our landlord insurance page.

Can you insure a small business in Orange County?

Short answer

Yes. We quote general liability, business owner's policies, workers' compensation, commercial auto and contractor coverage for small businesses across the county, mostly through NEXT and Travelers.

California requires workers' compensation as soon as a business has one employee, under Labor Code section 3700 (see the Department of Industrial Relations FAQ (opens in a new tab)). The rule is the same for a storefront in Santa Ana, a home-based office in Irvine and a crew that works out of a truck.

For how the pieces fit together, start with business insurance in California.

Any carrier here can still decline a particular home, driver or business under its own underwriting rules. Our job is knowing which ones are likely to say yes and showing you more than one option. Our guide to independent vs. captive insurance agents explains how that differs from a single-company agent.

What is it like to work with a two-person agency?

Short answer

You deal with the same two people every time: Brian Iriana, the licensed agent (CA #0G73836), and Dolores Alvarez, who handles client service.

“Small family owned agency, I've always had a smooth process.”

Do you have an office in Orange County?

No. Our only office is in Valencia, in the Santa Clarita Valley, about 60 to 75 miles northwest of most Orange County cities by way of I-5. Everything from the first quote to later policy changes is handled by phone, email and e-signature, so you never need to make the drive. If you're ever up north, you're welcome to stop by on a weekday between 9 and 4.

Which parts of Orange County do you serve?

All of it. We can quote in each of the county's 34 cities, from Fullerton and the City of Orange down through Santa Ana, Costa Mesa and Huntington Beach to Mission Viejo, Laguna Niguel and Lake Forest, plus unincorporated communities such as Rancho Mission Viejo. Which carriers will offer a policy still depends on the property, the drivers and underwriting.

Can you insure a home in a canyon area with high wildfire risk?

Often, though it can take more shopping. Homes near brush in Silverado Canyon, Trabuco Canyon or Anaheim Hills can be harder to place, so we check the carriers we work with first. If none can offer a policy, the California FAIR Plan sells a basic fire policy, often paired with a difference-in-conditions (DIC) policy for liability, theft and water damage. A Class A roof and a cleared five-foot zone around the house can earn discounts under California's Safer from Wildfires rules.

Do I need earthquake insurance in Orange County?

That's your decision, but your homeowners or condo policy won't pay for earthquake damage either way. The Newport-Inglewood fault, which caused the magnitude 6.4 Long Beach earthquake in 1933, runs close to the shoreline past the county's beach cities. Earthquake coverage is a separate policy from the California Earthquake Authority or a private insurer, and its deductible is a percentage of the coverage amount rather than a flat dollar figure. We can explain the options and how those deductibles work before you decide.

Does business insurance work by phone and email too?

Yes. For a small business we need the type of work, annual payroll, number of employees, any vehicles and your current policies. We quote carriers such as NEXT and Travelers, and you sign electronically. When a landlord or client asks for a certificate of insurance, many carriers let you download one online, and we can help if you get stuck.

How quickly can I get a quote?

It starts with a call back, usually within the hour if you call or send the form between 9 and 4 on a weekday. Anything sent after hours gets a call the next business morning. Car quotes tend to move faster than home quotes, since carriers ask more about a house: the roof, the year built and, in fire-prone areas, the nearby brush.

Is there a cost to get a quote or switch to you?

No. Quotes are free and carry no obligation. If you move your policies to us, we set the start date of the new policy first, and you cancel the old one only once the new one is in force, so there's no gap in coverage. Any refund of unused premium on the old policy depends on that carrier's terms.
